New lease of life brought to Scots industrial scheme following refurb

EIGHT Scots industrial and distribution units brought back from near demolition are now for sale after a significant refurbishment project.

Located on Woodlands Road, near Aberdeen airport, the units have been made energy efficent after a complete overhaul by Clowes Development.

The properties are being marketed through joint agents Knight Frank and Graham + Sibbald, with two already under offer.

Scott Rogan, head of Scotland industrial and logistics at Knight Frank, said: “Carrying out a significant refurbishment rather than demolishing and starting again has resulted in a significant carbon and cost savings, while the addition of a range of sustainable features has made the properties an attractive prospect for modern occupiers in a highly competitive market.

“It is relatively rare for units of this size to become available for sale in Aberdeen and Dyce, a fact reflected by the number of enquiries we have already received.”

The properties range in size from 1,830 sq. ft to 3,122 sq. ft and are being let or sold individually or in combination.

Each unit has energy efficient LED lighting, new window systems and a range of other enviromentally-friendly features. Apart from unit 6, each property includes an office space.

Chris Ion, partner at Graham + Sibbald, added: “The clever reuse of the existing terrace of units has captured embedded carbon, while the recladding work and application of modern materials, has modernised what could easily have been derelict site.”

Director of Clowes Developments, Gordon Arthur said: “We are delighted to bring this development back to life.

“We have paid special attention to ensure the property can offer energy efficiency and green credentials, these are important factors for the group and we support the drive for carbon reduction within the property sector.

“We look forward to welcoming new owners and occupiers to the site.”

Works at units 1-4 is due to be finished by the end of February, while units 5-8 should be completed during March.
