How SEIS Investments Can Complement a Property PortfolioProperty is a cornerstone of many UK investment portfolios, providing rental income and long-term capital appreciation. However, when investors sell a property at a profit, Capital Gains Tax (CGT) can significantly reduce the amount of capital they retain. The Seed Enterprise Investment Scheme (SEIS) can provide a tax-efficient way to redeploy some of those gains while also diversifying beyond real estate.

One key benefit for property investors is CGT reinvestment relief. If part of a capital gain from a property sale is invested into SEIS-eligible companies, 50% of that reinvested gain becomes exempt from CGT, helping reduce the tax impact of the property sale while putting capital into high-growth early-stage businesses.

SEIS also offers strong upfront tax incentives and downside protection. For example:

  • An investor sells a property and invests £20,000 into an SEIS-eligible company
  • They receive 50% income tax relief, reducing their tax bill by £10,000

If the investment fails, loss relief helps limit the downside. After the £10,000 income tax relief, the investor’s exposure falls to £10,000. Assuming a 45% income tax rate, loss relief could return up to £4,500, meaning the effective risk is around £5,500.

In practical terms, the investor is risking roughly 13p for every £1 invested.

The upside can also be significant. If the £20,000 investment grew 10× to £200,000, the gain would be completely free from CGT if the shares are held for at least three years. When you also factor in the £10,000 income tax relief received at the start, the total value realised would effectively be £210,000 from a £20,000 investment.

For investors selling property with a capital gain, SEIS therefore offers a compelling strategy: reduce CGT, benefit from immediate tax relief, and gain exposure to high-growth companies, while keeping property as the core asset within a diversified portfolio.
