Holiday let cottage with café in Galloway Forrest brought to market

A PROPERTY in Scotland’s south west which includes a holiday let and adjoining café has been brought to market for offers over £395,000

The Smithy, a “chocolate box” holiday let cottage with an adjoining commercial property on New Galloway High Street has been brought to the market by DM Hall chartered surveyors.

Set in the Royal Burgh of New Galloway, a village in the Galloway Forest, the three-bedroom cottage with landscaped grounds boasts and is licensed for use as a short-term holiday let.

DM Hall say the Smithy Cottage, which is being advertised via cottages.com, has strong occupancy levels especially during the summer months with rental rates averaging around £100 per night.

Over two floors the cottage includes a fitted kitchen which opens onto the dining area with access to the gardens.

Within the gardens themselves there are apple trees, berries, herbaceous flower beds and a sheltered decked area, projected over the Mill Burn.

There are seating areas and open views over the fields, with the front garden area providing additional seating, flower beds and parking.

An attached 969 sq. ft one-time café/restaurant premises, The Smithy Café with 26 covers and the potential for 30 further outside covers using bench seating could be readily re-established by a new owner.

The High Street forms part of the A712 and is on the main road of New Galloway, a mixed commercial and residential locale within the Kirkcudbrightshire area Dumfries and Galloway region.

The village lies on the periphery of the Galloway Forest, recently confirmed as the preferred option for Scotland’s next National Park and close to Loch Ken.

The village has amenities including a including a Medical Practice, primary school, local and community shops, a pub and eateries.

New Galloway lies on the A712, around 25 miles and 45-minute drive time west of Dumfries via the A75, and 14 miles north of Castle Douglas with a 22-minute drive time.

Jennifer Campbell, head of rural estate agency at DM Hall, said: “This property has the potential to provide its purchaser with a highly successful letting and hospitality opportunity.

“This is bound to bring yet more visitors from both the UK and overseas to an area of natural beauty which, as yet, is not over-burdened by a surfeit of accommodation and hospitality venues.”
